A FORMER seafront nightclub could re-open for the first time in almost four years... but it may depend on whether the controversial £50million Seaway plan goes ahead.
Luxe, in Lucy Road, Southend is up for sale with another club operator eyeing up the site.
But Gerard Biagioni, commercial consultant for Dedman Gray estate agents – which has listed the property – believes it will be vital for Lucy Road’s nighttime economy for the Seaway plan to get the green light.
It was delayed for the second time earlier this month.
The site is up for rent at £32,000 a year and agents think there could be £15,000 worth of equipment in the building.
Mr Biagioni said: “It was used for many years as a club and has various trading names, but Luxe didn’t trade for very long.
“It is operated by Dick de Vigne who has two clubs that are for sale; Dick de Vigne’s and Chameleon.
“The nightclub scene can be volatile and customers go from one club to another and when a new venue opens customers go there and it can be bad for business.
“We had MooMoo Clubrooms open in Southend and people who used to go to Luxe, Chameleon and Talk people went there instead.
“There is not enough activity in Lucy Road to keep three nightclubs running.
“People are looking at the Seaway development and it’s like a giant waiting to happen, it if goes ahead it will change the Lucy Road area.
“We’ve had great interest in Luxe and are talking about terms with a firm that runs very well regarded clubs in Stoke.
“I am confident we could agree terms to see it reopen.”
The 3,700 sq ft site ceased trading as Luxe in 2016 having previously been branded as Box and Zinc.
The Seaway plan would see an 11-screen IMAX cinema, a bowling alley, hotel and multi-storey car park built on the car park site.
