HOUSE prices might be rising almost everywhere nowadays - but there are three streets in south Essex where the average property price is already more than £1million

Over the last 12 months, the average detached house has cost £573,049 in Southend. Semi-detached houses sold for an average £362,463, terraces house for £310,717, and flats for £190,795.

Prices in Basildon were 16% cheaper for a detached house at £479,999, and the average semi-detached home was 5% cheaper at £344,501.

The average terraced house sold for £283,528 in Basildon, and the average flat for £186,891.

Using figures from property experts Zoopla, we also have a list of the most expensive streets in both areas.

Southend:

  • Thorpe Bay Gardens, Southend.

Estimated average value of properties: £1,808,295

Although only one property has sold in Thorpe Bay over the last year, it went for £2,375,000 - more than four times the average cost of a detached house in town.
And prices are not the only thing that make it an exclusive location; only 21 properties have changed hands over the last 20 years, all of them detached, for an average asking price of £1,297,928.

  • Mess Road, Shoebury, Southend.

Estimated average value of properties: £1,472,624

Two homes sold in Mess Road since the beginning of 2021, fetching an average £1,387,500. But even those sums are below Zoopla’s estimated average value of homes in this exclusive street.
The cheapest sale in recent years was a five-bedroom home which sold for £425,000 back in 2011. Zoopla estimates the property could now fetch double that.

  • Thorpe Esplanade, Southend.

Estimated average value of properties: £1,447,797

The third most expensive street in the Southend area, although even if you can afford to move there you might face a long wait - Zoopla’s records show that only one house has sold in Thorpe Esplanade over the last five years.
Luckily one five-bedroom property is currently on the market, offering some gorgeous views of the sea for anyone who can meet the asking price of  ‘Offers in excess of £1million’.

  • Rebels Lane, Great Wakering, Southend.

Estimated average value of properties: £952,003

A five-bedroom detached house sold for £845,000 in February, but there have been some slightly more affordable sale too. A four-bedroom detached fetched £675,000 in February 2019, and a two-bedroom semi cost £375,000 two months later.
Prices across Great Wakering aren’t always so prohibitive however, with 77 sales in the village over the last year for an average £356,052.

  • Lodwick, Shoeburyness, Southend.

Estimated average value of properties: £931,418

Even if you can afford the estimated value of a home in Lodgewick, be warned that the only home to be sold over the last year cost almost double that - £1,610,000.
The road does have a wider range of prices however, with a mid-terrace selling for £430,000 in 2017, compared to three other homes selling for more than £1million over the last five years.

Basildon:

  • Noak Hill Road, Basildon.

Estimated average value of properties: £982,766

Zoopla puts the average value of a home in Noak Hill Road at close to £1million, but the only sale this year was a five-bedroom detached which cost two-thirds of that.
There have only been 10 house sales in the last decade, the most expensive being £990,000 in 2014.

  • Elm Road, Pitsea, Basildon.

Estimated average value of properties: £787,317

Just one property has sold in Elm Road over the last five years. Over the last decade, only five have come onto the market.
The average sale has been for £420,000, but you’d have to pay around double that on the rare chance that another home came up for sale.

  • Westley Road, Langdon Hills, Basildon.

Estimated average value of properties: £783,410

An exclusive street, but one where prices can vary enormously. In March 2020 a five-bedroom detached home sold for £740,000; five months later another five-bedroom detached cost £1.5million.

  • Stacey Drive, Langdon Hills, Basildon.

Estimated average value of properties: £777,814

One house in Stacey Drive sold this year, for £607,500, but Zoopla estimate the asking price for an average property would be more than a quarter more than that today. Only 10 homes have sold in the street over the last 20 years, and Zoopla estimate that house values have tripled in that time.

  • Corona Road, Langdon Hills, Basildon.

Estimated average value of properties: £769,759

It is almost five years since the last home was sold in Corona Road, for £595,000 in March 2017. Zoopla believe that property would now fetch between £700-£774,000. Even over the last decade there have only been three house sales.
