A seafront café at the popular Westcliff Arches has hit the market for £195,000 as the owner retires after 18 years.

The Arches café is being marketed by Gilbert and Rose, whose client has owned and operated the business since 2005, and is now putting the restaurant up for sale due to retirement.

The estate agents say the café is "fantastically presented throughout" with fixtures, fittings and equipment included within the sale price. It also benefits from a storage arch at the end of the parade, which are highly sought-after due to the limited numbers of those for businesses there.

The storage arch is equipped with two large fridges and a chest freezer.

A Gilbert and Rose spokesman said on Rightmove: "Benefitting from low overheads along with zero business rates payable, this really is a fantastic opportunity.

A new 10-year lease is available with the current rent payable at £11,760 per annum exclusive for the café premises, and £1,638 per annum exclusive for the storage arch.

The business is run by two full-time vendors with the help of two part-time members of staff.

It is open seven days a week from 9am to 3pm. However, these hours are unrestricted so Gilbert and Rose says it leaves "massive potential" for a buyer to increase these hours.

The tradition of going to the Arches in Westcliff to meet with friends for a bite to eat has been going on for more than 100 years.

Palmeira Arches, or the Arches as it is known, is home to a cluster of restaurants and cafés beneath Shorefield Road, all serving a range of food and drinks.
