A MUCH-needed link road between Pitsea and North Benfleet could be created as part of huge plans for a new business park and 2,000 jobs next to the A127. 

St Modwen Logistics, which runs business parks across the country, is behind a proposal to build seven large warehouses on green belt land between the Burnt Mills Industrial Estate, in Pitsea, and North Benfleet. 

As part of the plans, a new link road between Courtauld Road, in Pitsea, and Pound Lane, would be built with roundabouts at each end. 

It is hoped, if the plans are approved by Basildon Council, the link road could alleviate pressure on Sadlers Farm roundabout. 

The business park would create in the region of 2,022 new jobs, and although no businesses have been announced, St Modwen boasts the likes of DHL, Peugeot, and Amazon as clients. 

Pitsea South East Labour councillor, Christopher Hilleard, believes the route would be helpful in redirecting traffic.

He said: “I do think it would be beneficial for the area, as it would help to take pressure off of Sadlers Farm and down that route and through the town centre.

“I am supportive of the work and of alleviating the pressure on the road, but it does depend on the type of effect it will have between Courtauld Road and Pound Lane, and also where the road goes around and through when it is being built.”

The firm believes the major proposals could bring in much-needed new jobs, and generate £5.5million per year in business-rate revenue.

As well as the warehouses, St Modwen has promised green spaces that will benefit the surrounding community and off-set the loss of green belt land.

In the planning statement, St Modwen said: “The site will be accessed by two new roundabouts, one to the west on Courtauld Road, and one to the east on Pound Lane.

“A new link road will be provided between the two new roundabouts, providing access to the buildings within the development and reducing traffic flows along Burnt Mills Road. The link road will accommodate a new and enhanced bus route.”

Plans were initially submitted to Basildon Council in January.
