A MAJOR £1.5million project to renovate a community centre has been hit by a six-month delay and will need an additional £826,000 for further repairs, it has been revealed.

Castle Point Council began a refurbishment project at the Paddocks Community Centre, on Long Road, back in February and hoped it would re-open next month.

However, “serious issues” with electrical wiring, window frames and cladding, as well as with fire and security alarms, mean the centre is unlikely to re-open until February next year.

The additional works are set to cost in the region of £826,000 and will be debated by councillors during a cabinet meeting on Tuesday.

Renovations at the Paddocks are aimed at bringing the 1970s centre up to modern standards and ensuring it is fit for the future. Tom Gibson, councillor responsible for special projects and assets, said: “We always knew that the historic lack of planned preventative maintenance prior to us taking up office and capital works at the Paddocks would be a problem for any refurbishment project.

“We built in contingency as you would normally do for most unexpected works, but we did not anticipate having to re-wire the whole building as part of this initial phase.

“It is money we would have had to spend at a later date in any event, but the nature of the way the building is configured means that we need to do it now, if the Paddocks is to safely re-open to the public as soon as possible.”

The work includes improvements to both the interior and exterior as well as upgrading electrics, heating, lighting and ventilation systems.

Mr Gibson added: “Naturally I am disappointed that these works will inevitably delay the planned re-opening of the building, but they are essential to ensure our communities can continue to use this valued historic venue, and also to create opportunities for partners and community groups to use and benefit from this community space.”

During the work, additional problems have been found with electrical wiring, rotten fascia boards, window frames, and claddings as well as problems with the fire alarm system, and security alarm system.
