A LARGE city centre complex in Colchester which is home to numerous businesses is up for sale for a figure just shy of £3million.

Centurion House and Mercantile House, which is occupied by businesses in St John’s Street and Sir Isaacs Walk, has been listed on Rightmove freehold and is open to offers in excess of £2,700,000.

Spanning 1,759sq feet, the complex comprises a total of 12 retail units, four flats, and three office spaces which are all currently occupied at the moment.

Listed on Rightmove by London property firm Harston&Co, the complex has a “total passing income of £260,320” per year.

The third floor can be accessed by an elevator or stairs from St John's Street.

Some of the tenants at Centurion House include Maxwell’s Amusements, D&P Catering, Six Three Tattoo, K & G Afro-Caribbean Groceries, and Bella Pais.

Mercantile House has five shop units, and four of them have residential “accommodation” included.

Tenants include Bill & Berts, St Helena Hospice, Timpson, Invictus Barbers, and CJ Brooks The Jewellery Workshop.

The complex is accepting offers larger than £2.7million as this “represents an approximate gross yield of 9.4 per cent on the current passing rent” of the building.

The site is also near many other businesses, the document said: “Mercantile House is located on Sir Isaac's Walk at its junction with Eld Lane.

Castle ward Councillor Richard Kirkby-Taylor said: “It’s interesting that this is being sold, we are aware the owner is looking to sell.

“We are aware of a significant amount of growth in the city centre, so I will wait to see.”
